Foundation Warning Signs? Check the Water First.
In North Texas clay, most foundation trouble starts as a water problem: a leak, a low spot, a downspout, a drip line against the brick. Here is the checklist engineers recommend running before anyone quotes you piers.

Short Answer
Foundations on expansive clay move when soil moisture is uneven, and in DFW the moisture problem is usually findable: a sprinkler or plumbing leak, water ponding on one side, roof water dumping at the slab, or one side baking dry. Before you spend money on structural repair, walk the perimeter with the ten-point water checklist below and fix what you find. Engineers report that moisture-driven movement is partially reversible once the water problem is corrected.
And not every scary symptom is your foundation. Forensic engineers keep a published list of cracks, sticking doors, and sloping floors with completely ordinary causes. Those are covered below too.
“Settling” Is Usually the Wrong Word
Three different movements get lumped together as “settling,” and they have opposite causes. Heave is upward movement from moisture added to expansive clay: a leak, ponding, overwatering. Shrinkage is downward movement from moisture removed: drought, or a large tree drinking the soil dry. True load-driven settlement, the house compressing the soil under it, is the least common of the three in clay country.
That ranking matters because the default assumption sells the wrong fix. Piers resist downward movement. If your slab is being pushed up by a wet spot, piers address the wrong problem, and the water keeps doing its work. In one Dallas engineering practice’s data from over 3,000 residential foundation inspections, roughly 7 percent of problem foundations were in homes only two years old, and those early failures were almost always heave from excess water, not settling.
The scale of moisture movement surprises people. Texas A&M researchers instrumented footings on bare clay in Arlington and measured about 3 inches of vertical movement in two years, purely from soil moisture: down through a dry fall, back up through a wet spring. Your slab is engineered to ride that cycle as long as the whole perimeter moves together. It is uneven moisture, wet on one side and dry on the other, that twists a foundation.
Why a small leak matters

Symptoms That Usually Are Not Foundation Movement
The Foundation Performance Association publishes an entire document of distress phenomena “often mistakenly attributed to foundation movement.” These are the classics.
Vertical brick crack, same width top to bottom
Thermal expansion at a missing or blocked expansion joint. Movement cracks taper; thermal cracks stay uniform.
Door binds at the bottom, works if you lift the knob
A loose or undersized hinge. A two-dollar screw fix, not a shifting slab.
Nail pops, tape seams, crown molding gaps in a newer home
Framing lumber shrinking as it dries during the first couple of years. Cosmetic; repair after it goes dormant.
Doors that swing open or closed on their own
The door was hung slightly out of plumb. Annoying, common, and not a foundation symptom by itself.
Short horizontal brick cracks above a window

A floor that is out of level with no other symptoms
It may have been built that way. Concrete tolerances allow roughly 3/4 inch out of level in new construction, which is why engineers compare surveys over time instead of trusting one reading.

The 15-Minute Water Check
Every item below comes from the FPA’s published owner guides and drainage standards, translated to what you can see from your own yard. Walk all four sides of the house and check each one.

Sprinkler heads hitting the house
Run each zone and watch the walls. No head should spray the brick, the slab edge, or the flatwork next to it.
Both FPA homeowner checklists carry the same line: turn on the sprinkler system and make sure the heads spray away from the foundation. Water against the wall soaks one narrow band of clay every cycle.

Drip line tucked against the brick
Pull back the mulch along the beds. If the drip tubing sits 4 to 6 inches off the wall, it is too close.
Engineering guidance calls for watering at least a foot from the wall. Almost every drip line we find in DFW was installed against the brick, where it pools water at the base of the beam instead of wetting the soil that carries the slab.

Water standing in valve boxes
Open every irrigation valve box and the water meter box. They should be dry inside.
Submerged valves are the FPA’s own overwatering diagnostic: if the boxes hold water, stop watering those zones until they dry out. Standing water in a box can also mean a leaking valve or fitting feeding the soil nonstop.

Ponding after rain or irrigation
Walk the perimeter a few hours after a rain or a full irrigation cycle. Look for puddles, soggy spots, and mud lines against the slab.
The drainage guideline is absolute: water should never be impounded or allowed to pond near a foundation. Ponded water on expansive clay lifts that spot and only that spot.

Downspouts dumping at the slab
Follow every downspout to where the water actually ends up. A splash block only carries water about 18 inches.
On expansive soil the building code requires roof water to discharge at least 5 feet from the foundation. A splash block does not get you there. Extensions or solid buried pipe do.

Grade sloping toward the house
The ground should visibly fall away from the foundation, about 6 inches of drop over the first 10 feet. Check for mulch, bed borders, and edging that dam water against the wall.
A correct grade can still trap water behind a brick or steel bed border. The drainage plane that matters is the soil surface, not the top of the mulch.

Gravel or river rock beds against the wall
Decorative rock sitting directly against the foundation deserves a hard look after rain. Lift a section and see if the soil under it stays wet.
The FPA owner’s guide says gravel and bull-rock beds next to foundations in expansive soil should be avoided. They hide ponding and give water a seep path along the slab edge.

A/C condensate dripping at the slab edge
Find the condensate line outlet. In a Texas summer it runs all day, every day, in the same spot.
Condensate discharge at the foundation edge is on the FPA’s list of damage causes for the same reason a slow leak is: a small, constant water source concentrated on one patch of clay.

Large trees on one side
Note which sides have mature trees within roughly one tree-height of the house, and whether the soil on that side reads drier than the others.
A mature tree’s moisture demand reaches about as far as the tree is tall, and settlement has been documented well beyond the drip line. Water the tree deeply on its far side so it drinks there instead of under your slab, and do not panic-remove it: engineers warn that cutting down a large tree near a foundation causes the soil to swell back for years.

Soil pulled away from the foundation
In late summer, look for a gap between the soil and the slab edge.
The gap means the clay has shrunk and the perimeter needs water, but the FPA’s guidance is specific: do not water directly into the gap. Water lightly a foot or two out from the wall and let the moisture spread evenly.
Found something on the irrigation side?
Leaks, heads spraying the house, drip lines against the brick, and valve boxes full of water are our lane. We pressure test lines, isolate leaks underground, and rework head placement so your system waters the yard instead of the slab. Engineers recommend pressure testing irrigation lines every two years for exactly this reason.
When to Take It Seriously, and Who to Call
Take it seriously when symptoms cluster and progress: masonry cracks wider than 1/8 inch in an established home, doors and floors changing together, cracks that keep growing, and distress that worsens after wet periods (points to added water) or deep into a drought (points to drying). Symptoms concentrated on one side of the house, near a wet source or a big tree, are the classic differential-moisture signature.
When you get there, the FPA’s guidance on who is specific: an independent licensed professional engineer, not a repair contractor’s free estimate. An engineer can survey elevations, test the plumbing, and tell you which direction the foundation is actually moving, which decides everything about the right fix. A single survey only shows shape, not motion, so expect repeat measurements over time before anyone can honestly say it is moving.
And fix the water first regardless. The FPA drainage guidelines tell professionals to rule out overwatering, sewer leaks, A/C condensate, and irrigation system leaks before designing drainage corrections, because a point-source leak mimics a grading problem. The same logic applies to structural repair: moisture-driven movement is partially reversible once the source is fixed, and engineers have documented foundations recovering toward level over a couple of years after the water problem was corrected.
