Caliche drainage issues
West Plano is home to some of the area’s most valuable properties, including neighborhoods like Normandy Estates, Shoal Creek, and Lakeside on Preston. Homes here were built from the late 1980s through the early 2000s, meaning most irrigation systems are 20 to 35 years old. At that age, expect deteriorating wiring, aging valves, and outdated controllers that waste water. West Plano also sits over a “caliche” layer — a hardened calcium carbonate deposit just below the topsoil that blocks drainage and creates standing water if the system isn’t designed to work around it. We see more drainage-related irrigation issues in West Plano than almost anywhere else in the city.
